How you intend to use the land means everything. Here are 10 points to consider when you’re shopping for raw land:
- Utilities – does the land have water/electricity/sewer already in place? If not, you’d have to arrange for that to be installed (prices on this range from affordable to tens of thousands, depending on location and how far lines need to be run). Or you’ll need to have an alternative way to obtain water, use composting toilets, install solar or have a whole home generator, or rough it.
- Does the land have restrictions on noise, for example will a generator be allowed to run at any time or only certain hours if you have to resort to that for powering your home.
- Does the land have restrictions that will prevent parking a camper, building a tiny house, or simply camping on the land.
- Does the land have restrictions that dictate the size of any dwelling, and whether or not you can camp while building
- Does it matter to you if there’s a dirt road to access the property? Will that access require 4wd at any time during the year?
- Are there creek crossings that may flood during periods of rain, and will this matter?
- Can you keep pets or livestock, and if so, what kinds or sizes of livestock are allowed?
- Is the land suitable for gardening, if that’s an important part of your plans? Raised beds are options if not. If you need solar, is there adequate sun exposure?
- Is there a driveway already, or will you have to install one?
- If you do have to put in the road/driveway, will you require an easement?
- When considering how you intend to use the property, are there local zoning ordinances to heed?
So, in summary…
- First, decide your budget
- Decide your purpose for the land, or be willing to compromise
- Research the covenants, zoning, and restrictions
