Land for a Tiny Home in Northwest Arkansas

If you’d like to build a tiny home, you’ll need a property that allows it. Many lots and even some acreages have restrictions that specifies a lower limit on the size of the dwelling. I would be happy to help you find a great piece of land for a tiny home in northwest Arkansas.

The International Residential Code (IRC) defines a tiny home as a dwelling unit that’s 400 square feet or less, excluding lofts. 

Advantages

Why would anyone want to live in so small a space? There are a few advantages, if you can overcome the issue of very little personal space.

  • Cost to build
  • Small lot needed
  • Income-generating possibilities through short term rental
  • Easier to stay eco-friendly

Perhaps your tiny house isn’t intended to be your full-time residence. It’s easier to afford a tiny space for a vacation escape than a larger cabin.

If it will be intended as your primary residence, it’s important to pay attention to space-saving details and features. For example, if you don’t want to fold up your bed every day, don’t make it a dual-purpose kitchen table (as some campers have). Or design the bed in a way that’s practical and space-saving, such as a loft bed that’s in unused space over the living area.

If sustainability is your goal, plan out those needs accordingly.

For example, if you want to be solar, sewer, and water independent you’ll need a site that supports this goal. Some lots require a septic tank or sewer system. Others will allow composting toilets.

Beware Romanticizing

But if you’re going to do it, do so consciously 🙂

The middle of a forest is a romantic idea, but without good sun exposure, your solar panels won’t help a lot – unless you’ll take out some of the trees surrounding your tiny home. And without a battery, your panels will only provide power during daylight hours.

A battery takes up valuable space, and can present some inherent hazards, so plan to build a shed nearby to house them, rather than have them inside your tiny house.

Another romantic idea is to use those logged trees to mill and create the lumber or logs from which you’ll build that tiny home. This is entirely do-able, but requires more skill, planning and time than purchasing building materials.

Many people could conceivably build their own tiny house, as opposed to hiring a builder. Depending on where you build, there may still be regulations to adhere to.

Even if no inspection is required where you build, it’s a good idea to stick with the codes. Not only are they important for safety, it will help you in the future if you decide to rent or sell.

What to Look for in Land for a Tiny Home

  • Zoning that allows
  • Covenants/HOA/POA that allows
  • suitable site for your intended purpose
