Berryville lies to the east and Eureka Springs to the west, both only about 10 minutes in either direction.

For those who want privacy and a lot of space for it, this won’t be enough land to get that. But for those who still need to be able to get out to work or to town easily, this 6 acres near Berryville is perfect.

The Pro’s and Con’s
Very few ‘perfect’ properties exist. I’m a fan of knowing the truth about situations. If I’m looking at property online and see that it looks totally perfect, it’s disappointing when I go to take a look and see some very important features were left out of the description, whether it’s the property itself, or the surrounding areas of the property. I’ll always try to relay the truth to you. Here’s what I see as the strong points (The Pro’s) and the weak points (The Con’s) of this property.
It’s up to the buyer to decide if they are willing to accept that there are imperfections to deal with. And what is acceptable to one may not be acceptable to another. However, if ever I say that a property is perfect in every way (in my opinion, of course), you can trust that I’m being honest about it!
The Pro’s
- 6 acres is enough room to grow a large garden. In my casual observation of it, the ground looked suitable for in-ground growing, as opposed to raised beds.
- The home is relatively new and in great shape
- There’s potential for good sun exposure with some tree removal, if you want to install solar
- Has its own private well
- It’s outside of city limits, so there should be no issues with keeping small livestock.
- Near small cities with amenities like shopping, health care, etc.
- Driveway off of main highway, not long dirt road
- Reasonable price – there aren’t a lot of properties with more than an acre, with a livable residence at this price.
The Con’s
- There is some junk/trash to clean up in the yard (FIXABLE)
- The driveway needs gravel for easier travel during muddy weather. My AWD car does just fine on it, though a low-clearance car with street tires might struggle or get stuck (FIXABLE)
- Close neighbors (NOT FIXABLE) But, a wooden fence on the west side would aid in privacy a lot. A fence all the way around would offer even more privacy.
